How To Fix Aging Grout in Your Tile Floors

One of the most popular choices in flooring for both residential and commercial spaces is tile. It’s easy to see why when viewing all the pros such as a variety of styles, easy to clean, and durability even in the busiest offices. However, there is a notable drawback to choosing tile if not cared for properly. The spaces between the tile are filled with grout which can degrade over time if not treated with care. We will be going over what grout is, how it breaks down, and of course how to make your tile flooring last well beyond the projected lifespan.

What is grout?

There are a few different types of grouts that can be used for tile such as epoxy, sanded, and unsanded. In this case, we will be focusing on sanded grout as it is one of the most commonly used in the construction industry. Grout can be composed of a mixture of the following ingredients: water, cement, sand, and color pigment. This binding mixture can then be applied to fill joints between tiles and provide additional support to structures. While the grout is malleable it’s considered a dense liquid, once hardened it cements itself into place, locking in the tiles after curing for roughly forty-eight fours.

How grout breaks down

So, how exactly and why does grout break down? The short answer is it depends. Circumstances such as the grout’s overall integrity, the environment, and the maintenance of the flooring can all factor into grout breaking down prematurely. By reviewing these factors, business owners can take a proactive approach and correct damage before it becomes irreversible.

Integrity

When measured correctly, these three components create a dense liquid similar to the consistency of smooth peanut butter. It’s important to note it should not be overly dry or overly wet. However, like most simple recipes, the ratio is critical in creating a substantial grout. If the grout is too dry, the mixture will apply unevenly and clump together. Adding too much water can result in cracking and eventually total deterioration as the grout will not adhere properly. Moreover, this excess of water can increase mold and mildew. Improper installation is one of the leading causes of grout breaking down early. Be sure to thoroughly vet contractors and ask to review their prior work long before they set foot on the premises.

Environment

When applying grout, it is key to note the drying time. High-humidity environments can require a longer curing time for the grout to adhere and fully dry. Once the grout is in place, it is crucial to keep in mind that grout is not waterproof. The filling is porous, allowing water to expand inside, and continued exposure to water can result in a shorter lifespan. Heavy duty doormats can be placed to catch any mud or water being tracked into the building. In addition, spills should be mopped up sooner rather than later to preserve the integrity of the grout.

Maintenance

How we treat our flooring directly indicates how long it will last. This is also where management can step to prevent grout from deteriorating early on. While grout will inevitably become damaged over time, regular cleanings can minimize this process. Harsh chemicals should be avoided at all costs, especially those that are corrosive like bleach. Using similar harsh products will only serve to accelerate further damage.

If the integrity of the grout is already compromised, it is unlikely to respond to traditional cleaning methods.
